Tenant Leasing
This service is available for an owner that prefers to handle the daily management of their property, only seeking help securing a tenant.
If you would like us to find you a qualified tenant for your property, Shoe Realty and Management, Inc. provides a Leasing Only Services that includes the following:
- Consultation Service
- Advertising and Marketing
- Unlimited Property Showings
- Applicant Screening (includes: credit, evictions and criminal screenings, employment and income verifications)
- Application Review
- Lease Negotiation & Execution Services
- First Months Rent and Security Deposit Collection
- Property Move in Evaluation
- Document Package (Legal documentation including lease, etc.)
The daily management is the responsibility of the property owner OR the owner can elect our Monthly Management Service.
Our leasing fees are up to 75% of the first month rent depending on the length of the lease. This fee is due only after we have procured a tenant for your property. Compare our pricing - you will find many companies charge up to 100% of the first month's rent. Our company's goal is to provide you exceptional service while giving you the highest possible return on your investment!

Shoe Realty and Management, Inc. handles all aspects of caring for your property on a daily basis. This plan includes the following:

- Move in/Move out Evaluations

- Annual or end of lease Marketing Analysis
- Annual Property Evaluations
- Monthly Rent Collection
- Accounting Services
- Tenant Communication
- Maintenance Coordination
- Payment of Bills (*) Including:
- Mortgage
- Insurance
- HOA Dues and/or Fees
- Property Tax
- Utilities
- *All Bill Payments are subject to available funding in the owner's account with Shoe Realty and Management Inc. Owner would be required to maintain a reserve account with Shoe Realty and Management, Inc. and fund said accounts during periods of vacancy of any properties.

Monthly Management pricing varies based upon the services requested. Normal pricing ranges between 8-10% of the rental income each month. Compare our pricing to other firms and you will find that we provide more services for your discounted rates and we never charge an owner a monthly fee during vacancy periods of the property.
Listings
Designer Shoe's Executive Listing
3% co-op fee in Multiple Listing Service and $3,800 to Shoe Realty & Management, Inc.
This fee covers signage, electronic lock box, transaction management, preparing and presenting and negotiating offer, marketing analysis, personal web page, managing phone calls, showing the property, coordination of repairs, virtual tour, listing notifications, and Internet syndication advertising.
If we list and sale this property 1/2 of the 3% co-op fee is credited to the owner.
We also offer a sliding scale for sellers who prefer the traditional real estate pricing and services.
Commission rates are based on the final sales price of the home.
